Responsibilities:
Maintains occupancy by advertising, filling vacancies and renewing leases Establishes rental rate by surveying local market comps.
Attracts residents by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.
Maintains satisfactory occupancy and a proactive approach to increasing rent growth.
Accomplishes financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action.
Maintains property by investigating and resolving resident concerns, enforcing the lease, inspecting vacant units and completing repairs, planning renovations, and managing contract vendor performance.
Maintains building, apartments, and mechanical systems with maintenance team through pro-active preventive maintenance, planning and contracting vendors as necessary including supervising repairs.
Establishes clear objectives for the community to meet established budgets and ownership objectives.
Responds to emergencies Enforces occupancy policies and procedures by proactively addressing concerns.
Prepares weekly ownership reports by collecting, analyzing, and summarizing data and trends.
Accomplishes organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.
Effectively manages team for maximum performance.
Property Manager Qualifications / Skills:
Motivation for sales Negotiation Familiarity with applicable local, state, and federal laws and regulations High level of organization and attention to detail Competence with office management software Professionalism Internal communications Listening Education, Experience, and Licensing Requirements:
High school diploma, GED, or equivalent Bachelor's degree or equivalent experience preferred 3-5 years' experience in real estate or sales 1-3 years' management experience a plus Experience with software such as Yardi, Real Page, etc Work Remotely No Job Type:
